A CPA firm for Orlando, FL businesses
Scalesight CPA's Orlando office gives Central Florida owners a local address and a local phone number for the same CPA-led team that handles our clients' tax, books and CFO work everywhere else. Business tax preparation is the core, and it is backed by year-round planning, a monthly close and fractional CFO reporting. See the full list on our services page.
Orlando had 307,573 residents at the 2020 Census, and Orange County had 1,429,908. The region is best known for tourism and hospitality, but the owners who call us usually run something less visible: contractors and trades, distributors and logistics companies near the turnpike and I-4, medical and dental practices, simulation and training firms, restaurant groups and professional services firms that have outgrown a once-a-year preparer.
Many of them also moved here. A Florida address removes state personal income tax, but it does not remove federal tax, Florida's corporate income tax on C corporations, sales tax, or the residency questions a former home state may still ask. Getting those right is where a CPA earns the fee.

Florida tax rules Orlando owners run into
No personal income tax, with limits
Florida does not tax individuals' income, so S corporation, partnership and LLC profits that flow to an owner are not taxed by the state. C corporations, and LLCs that elect to be taxed as one, still file a Florida corporate income tax return at 5.5 percent of income above a $50,000 exemption.
Sales tax in Orange County
The state rate is 6 percent and Orange County adds a 0.5 percent discretionary surtax, so most taxable sales in the county are taxed at 6.5 percent. The surtax applies only to the first $5,000 of a single item of tangible personal property. Florida repealed sales tax on commercial rent for rental periods starting on or after October 1, 2025.
Annual report and Sunbiz
Florida corporations and LLCs file an annual report with the Division of Corporations between January 1 and May 1. A late report on a for-profit corporation or LLC carries a $400 fee, and an entity that never files is administratively dissolved.
Tangible personal property
Businesses that own furniture, computers or equipment file Form DR-405 with the Orange County Property Appraiser by April 1. The first $25,000 of assessed value is exempt, but you generally have to file to claim it.
City and county business tax receipts
Orange County requires a local business tax receipt, and businesses inside Orlando city limits also need a City of Orlando business tax receipt. An Orlando mailing address does not always mean city limits: parts of the 32809 ZIP code, including Pine Castle, are unincorporated Orange County, so check which receipts apply to your exact location.
Moving from another state
Owners relocating from a high-tax state should document the move: a Florida driver license, voter registration and a Declaration of Domicile filed with the Orange County Clerk. The former state may still tax income earned before the move, and some states review departures closely.
Rates and thresholds change. We confirm the current rules for your business before filing.

Orlando, FL CPA questions
Where is Scalesight CPA's Orlando office?
At 1707 Orlando Central Pkwy, Orlando, FL 32809, in the Orlando Central Park business district in the Pine Castle area of Orange County. Call (321) 221-5797 to set up a time before visiting, because most client work happens by video.
Do Florida S corporations pay state income tax?
Generally no. Florida does not tax individuals, and S corporation income passes through to the owners. A C corporation, or an LLC taxed as one, files the Florida corporate income tax return and pays 5.5 percent on income above the $50,000 exemption.
What is the sales tax rate in Orange County, Florida?
Most taxable sales are taxed at 6.5 percent: the 6 percent state rate plus Orange County's 0.5 percent discretionary surtax. Businesses that deliver into other counties collect the surtax for the county where the delivery happens.
When is the Florida annual report due?
Between January 1 and May 1 each year on Sunbiz. Filing after May 1 adds a $400 late fee for for-profit corporations and LLCs, so we put it on the same compliance calendar as your DR-405 and business tax receipts.
I moved my business from California to Orlando. Do I still file in California?
Possibly. California can tax income you earned while you were a resident and income still sourced to California after the move. We prepare part-year returns and help you document the change of domicile so the move holds up if it is questioned.
Can the Orlando office handle clients outside Central Florida?
Yes. The Orlando number reaches the same team that serves clients in all 50 states. Florida owners with operations in other states get multi-state filings from one firm.
