A CPA firm for Miami, FL businesses
Scalesight CPA's Miami office gives South Florida owners a local address and a local phone number for the same CPA-led team that handles our clients' tax, books and CFO work everywhere else. Business tax preparation is the core, and it is backed by year-round planning, a monthly close and fractional CFO reporting. See the full list on our services page.
Miami had 442,241 residents at the 2020 Census, and Miami-Dade County had 2,701,767. The owners who call us usually run importers and distributors, contractors and trades, medical and dental practices, hospitality and restaurant groups, professional services firms and companies that serve both U.S. and Latin American customers.
A Florida address removes state personal income tax, but it does not remove federal tax, Florida's corporate income tax on C corporations, county sales tax, or the residency questions a former home state may still ask. Getting those right is where a CPA earns the fee.

Florida tax rules Miami owners run into
No personal income tax, with limits
Florida does not tax individuals' income, so S corporation, partnership and LLC profits that flow to an owner are not taxed by the state. C corporations, and LLCs that elect to be taxed as one, still file a Florida corporate income tax return at 5.5 percent of income above a $50,000 exemption.
Sales tax in Miami-Dade County
The state rate is 6 percent and Miami-Dade County adds a 1 percent discretionary surtax for calendar year 2026, so most taxable sales in the county are taxed at 7 percent (FDOR Form DR-15DSS). The surtax applies only to the first $5,000 of a single item of tangible personal property.
Annual report and Sunbiz
Florida corporations and LLCs file an annual report with the Division of Corporations between January 1 and May 1. A late report on a for-profit corporation or LLC carries a $400 fee, and an entity that never files is administratively dissolved.
Tangible personal property
Businesses that own furniture, computers or equipment file Form DR-405 with the Miami-Dade County Property Appraiser by April 1. The first $25,000 of assessed value is exempt, but you generally have to file to claim it.
Commercial rent
Florida repealed sales tax on commercial rent for rental periods starting on or after October 1, 2025 (FDOR TIP 25A01-04). Confirm how that change applies to your lease before you budget.
Moving from another state
Owners relocating from a high-tax state should document the move: a Florida driver license, voter registration and a Declaration of Domicile. The former state may still tax income earned before the move, and some states review departures closely.
Rates and thresholds change. We confirm the current rules for your business before filing.

Miami, FL CPA questions
Where is Scalesight CPA's Miami office?
At 19577 NW 2nd Ave, Miami, FL 33169, in northern Miami-Dade County. Call (954) 266-0905 to set up a time before visiting, because most client work happens by video.
Do Florida S corporations pay state income tax?
Generally no. Florida does not tax individuals, and S corporation income passes through to the owners. A C corporation, or an LLC taxed as one, files the Florida corporate income tax return and pays 5.5 percent on income above the $50,000 exemption.
What is the sales tax rate in Miami-Dade County, Florida?
Most taxable sales are taxed at 7 percent for calendar year 2026: the 6 percent state rate plus Miami-Dade County's 1 percent discretionary surtax (FDOR DR-15DSS).
When is the Florida annual report due?
Between January 1 and May 1 each year on Sunbiz. Filing after May 1 adds a $400 late fee for for-profit corporations and LLCs.
I moved my business from California to Miami. Do I still file in California?
Possibly. California can tax income you earned while you were a resident and income still sourced to California after the move. We prepare part-year returns and help you document the change of domicile.
Can the Miami office handle clients outside South Florida?
Yes. The Miami number reaches the same team that serves clients in all 50 states. Florida owners with operations in other states get multi-state filings from one firm.
